Smart Housing

Vienna’s SMART Housing programme provides compact and affordable housing by optimizing the use of floor space in each apartment. SMART flats stand out due to their suitability for daily use, combined with low equity and rent levels.


The apartments are a bit smaller and thus cheaper, but still offer a generous space experience. Alternative options for room layout, furnishings and open space provide space for individual design by the tenants. This quality accommodation is aimed especially at young families, couples, single parents and single people. SMART apartments are characterized by optimum use of space and well thought out, compact floor plans. This means no unnecessary rental costs for unused living space. The rents have been deliberately calculated to be comparable to the low cost municipal dwellings.

SMART apartments are characterized by:

    Apartment keys (= rentable areas)
    Type A (1 room): max. 40 m2
    Type B (2 rooms): max. 55 m2
    Type C (3 rooms): max. 70 m2
    Type D (4 rooms): max. 85 m2
    Type E (5 rooms): max. 100 m2
    thought-out compact floor plans
    Choice between different equipment packages
    low construction and user costs
    Financing contribution (construction cost and basic cost contribution) of max. € 60, - / m2 living space
    monthly usage fee total of max. € 7.50 / m2 living space
    Awarded according to the same criteria as Viennese municipal dwellings
